Quejas comunes
- A muchos de sus clientes se les aplicaron Cuotas Extraordinarias (Special Assessments) en una o varias ocasiones, lo que en la práctica duplicó el monto anual de las cuotas de mantenimiento sin explicar claramente el motivo de dichos cargos adicionales.
- Raintree ha incrementado las cuotas de mantenimiento por encima de los porcentajes establecidos originalmente en sus contratos.

Raintree Vacation Club es una empresa de tiempo compartido y propiedad vacacional que opera complejos turísticos en México, Estados Unidos y Canadá. La compañía se promociona como un proveedor de hospedaje flexible e innovador mediante un sistema de tiempo compartido de múltiples resorts y clubes privados de residencia en más de quince destinos cuidadosamente seleccionados.
Sus propiedades más representativas son los tres resorts Club Regina, ubicados en algunos de los destinos de playa más populares de México:

Además, mantiene presencia en Villa Vera Acapulco y opera colecciones vacacionales en Aspen National (Colorado), Brooksville (Florida) y Grand Junction (Colorado).
Adquisición por Royal Holiday
En noviembre de 2024, Grupo Royal Holiday, una de las empresas fundadoras de AMDETUR y uno de los principales participantes de la industria de clubes vacacionales en Latinoamérica, adquirió Raintree Vacation Club, incluyendo sus tres emblemáticos resorts Club Regina, que en ese momento daban servicio aproximadamente a 23,000 socios.
Gracias a esta adquisición, Royal Holiday amplió su portafolio de 14 a 17 desarrollos propios, incorporando alrededor de 3,000 habitaciones distribuidas entre México, Estados Unidos y Argentina.
Los miembros de Raintree Vacation Club también son automáticamente miembros de RCI, la red de intercambio de tiempos compartidos más grande del mundo.
Dificultades para cancelar la membresía
Los socios que han intentado cancelar su membresía en Raintree Vacation Club han reportado numerosos obstáculos durante el proceso.
Una queja presentada ante el Better Business Bureau (BBB) señala que, después de realizar múltiples esfuerzos para terminar su contrato de tiempo compartido, únicamente encontró una constante evasión y una marcada incompetencia administrativa por parte de la empresa.
Otro miembro afirmó haber contactado a Raintree en dos ocasiones para solicitar la cancelación de su membresía, sin recibir respuesta ni seguimiento alguno.
Modelo Right-to-Use (RTU)
A diferencia de muchos tiempos compartidos tradicionales con escritura de propiedad (deeded timeshares), Raintree Vacation Club funciona bajo un modelo de Derecho de Uso (Right-to-Use o RTU) o membresía vacacional.
Algunos expertos del sector consideran que, en este tipo de contratos RTU y clubes vacacionales, la forma más sencilla de salir consiste simplemente en dejar de pagar las cuotas.
No obstante, esta estrategia puede traer consecuencias importantes. Por ello, se recomienda que los socios revisen cuidadosamente su contrato para comprender las cláusulas de cancelación, sus obligaciones legales y las posibles repercusiones antes de dejar de realizar pagos.
Problemas generales de la industria
La industria del tiempo compartido enfrenta diversos desafíos estructurales, entre ellos:
- Presentaciones de venta con alta presión.
- Contratos complejos y difíciles de entender.
- Cuotas de mantenimiento permanentes y en constante aumento.
En este sentido, Raintree no representa un caso aislado. Varias empresas importantes del sector han aplicado Cuotas Extraordinarias (Special Assessments) para financiar el mantenimiento o la mejora de sus desarrollos turísticos.
¿Qué puede significar la adquisición por Royal Holiday?
La compra de Raintree por parte de Royal Holiday en 2024 podría representar una nueva etapa para la empresa.
Sin embargo, todavía está por verse si esta transición traerá mejoras reales en aspectos como:
- La experiencia de los socios.
- La estructura de las cuotas de mantenimiento.
- El servicio de atención al cliente.
Para los miembros actuales y quienes estén considerando adquirir una membresía, resulta fundamental revisar detenidamente el contrato, mantener expectativas realistas sobre la disponibilidad de reservaciones y conocer el historial de la empresa respecto a la aplicación de Cuotas Extraordinarias (Special Assessments).

When my husband and I bought a timeshare at Raintree Vacation Club the salesman promise us a lot of things, we signed a document with all the promises. We didn´t read the contract again until we come back home and we realized that the paper signed with all the promises wasn´t with the rest of the package. We know for sure that the salesman took it.
I have more than one timeshare and I can afford all of them. I have never used my membership at Raintree. Can I cancel my Raintree contract?
Hola, tengo un tiempo compartido con Raintree (Regina) y no quiero pagar la Cuota Especial (Special Assesment). No establece en ninguna parte del contrato que estoy obligado a pagar montos especiales cuando a ellos se les ofrezca o necesiten. Habrá algo que se pueda hacer? Mi hermano también es dueño de una membresía vacacional.
I purchased a membership at raintree because I have 2 more memberships, but when I went to the presentation at regina club the seller told me that they could sell my other 2 memberships, so I thought that it would be an easy way to get rid of my other 2 timeshares and I bought a membership with raintree, the problem it ´s that the seller guaranteed me the sale of my other 2 memberships in 90 days. There has been more than 120 days and my 2 timeshare haven´t sold yet as the seller told me.
we purchased a membership for $3550, it is supposted that we were going to receive $1775 per year and at the end of two years we were going to recover what we invested and the rest of the money for the next years it would be a profit for us, until this moment we didn´t used the membership, we didn’t received profits and on the contrary we have had to invest more money for the maintenance fee.
We were misleaded to bought a membership by raintree, we bought it as a timeshare investment because the seller guaranteed us that the rent of our membership will be for sure, but that was only one of a thousand of lies that he told us, we tried to cancel our membership through Profeco but we were out of our 5 days recession period.
I went to Cancun to spend a wonderful vacations, but were ruined by Raintree, I really love Mexico but resorts like raintree are affecting the image of Mexico and now I don´t want to come back, I´m posting this because I want to prevent other tourists to be scammed like me , raintree sold me a membership, it was the worst deal I have ever done in my life, the salesman told me all kind of lies, he lie to me in order to get his commission, I don´t recommend raintree so if you go to Cancun stay away from this resort , you don´t want to be scammed like me and other tourists that I found on internet.
My parents are American seniors they are 80 years old and they were scammed by raintree, they lied to my parents to get their money, I want to help them to get a refund but I don’t know how, if anybody can help me, I will appreciate.
I purchased 10k in a membership at raintree, they promised me to rent my 4 weeks before may, today we are in July and they have not communicated with me, I don´t know what to do ,should I do something or should I continue waiting?
I want to get rid of my timeshare. It is paid off and 2010 fees are paid. I even paid an special assessment this year. I simply want out but I do not want to pay any upfront fees. I am tired of being taken advantage from timeshare scammers. If you represent me, would I pay only after the contract is cancelled?
