  • El vendedor promete volver a comprar el tiempo compartido a un mejor precio si el cliente decide que ya no quiere usarlo.

  • El vendedor promete al socio que con su membresia de Sunset Group/Sunset World puede alquilar sus semanas por más de 4 veces el precio de la cuota de mantenimiento. Pueden optar por usar algunas semanas y alquilar otras para tener vacaciones gratis, o alquilarlas todas para poder pagar su membresía más rápido. Los clientes son remitidos a una empresa de alquiler que les cobra una tarifa de cotización para comercializar la propiedad y no alquila ninguna semana.

  • En la presentación afirman que el todo incluido es solo para semanas corporativas, y para semanas regulares pueden elegir si pagar o no el todo incluido. En realidad, todo incluido es obligatorio para el uso en todas sus ubicaciones en Cancún.

    I actually a victim of Sun Set Lagoon of Cancun like a few of you clients. I had a 20 years contract with them but I have tried to cancel but they totally ignored my request. We were sucked into to buying this deal like others, very similar to most stories. After I tried to cancel and being ignored by Sunset then I stopped paying the maintainence fee so they've been adding up all the fees, interest and hurricane damage fee and everything else on top of that so I have a big bill in my mailbox from a bill collector company. They are threatening to ruin my credit. Can they do that?

    My wife and I bought a program from Hacienda Tres Rios a week ago, and are becoming concerned as we do further research. It has been more than 5 business days now, and we don't wish to stay in the contract. It turns out to be a BIG mistake.

    Les contacto porque tengo un documento de cancelación de tiempo compartido con hacienda Tres Ríos que realicé en los 5 días hábiles que marca la Ley, pero en la cancelación no hay referencia de la fecha de reembolso de mi deposito inicial y no me regresaron el pagaré original para el financiamiento del costo total de la membresía (solo tengo copia firmada del documento cancelado). Mañana se cumplen los 5 días hábiles y estoy preparando un comunicado para solicitar fecha de pago y devolución del pagaré, pero no encuentro el domicilio fiscal al que debo dirigir la carta. Razón por la que les contacto para que me orienten sobre el mejor proceder para este tipo de situaciones. De antemano, mil gracias por su respuesta.

    We purchased a timeshare in March of this year. Paid cash.
    The Resort "Hacienda Tres Rios" is incredible and we had every intention of using it.
     Upon our return, we found that my wife has a life threating  disease that she has begun treatment for.
    We emailed the salesman who signed the deal. Sent it to his personal  Hotmail account, the Quality Assurance department Mr. David Zambrano and a email address that we had for the legal Depot.
    (The salesman says he is a Lawyer in Mexico, but he will not return my emails or phone calls.)
    We also sent a registered letter to the domicile address in Miami Florida.
    We advised them on the 5th day of the 5 business day recission period in the contract that we "HAD" to cancel and please refund our money.
    We have received calls from the "Sales Manager" offering to finance the deal.
    He sent a back dated contract on April 8th dated March 30 for us to sign and return. We had left Mexico by then.
    He said we gave up our right of recission cause they "moved us into the Sunset Lagoon"
    I asked him to send me the paperwork that we signed giving up our rights. He sent a paper saying we checked into the "Lagoon" but nowhere did it say we gave up our cancellation rights.
    We told him we had to decline and focus on my wifes treatment.
    We had a Martha Campuzzano call and offer to downgarde our membership and to refund 50% if we refinanced it.
    She told us that we had no right of recission as emails didn't count and they could be fake.
    I pointed out that we had been talking to them, sent a registered letter and they know what our situation is.
    They still refuse to refund our money.
    They say nice things like sorry about your wife, we want to help,and the latest is that by posting to the internet we are slandering them.
    How can asking for a "Lawful Refund" be slander?
     
     I have sent correspondence to the Mexican Gov't Presidential Aides, and Romaricio and Orlando Arroyo asking what kind of people would take advantage of people in such a stressful situation?
    I am awaiting a reply.
    I don't think they are aware of what kind of decisions that are being made on their behalf.
     
     We are going to do a story on National Television if we do not get our money back. We are then going to send it around the globe via internet.
     
    Why would such a beautiful resort have to employ such tactics?
    They can do the right thing with a phone call. But that is a choice. And it does not appear to be a choice that they are going to make.
     We are happy to hear from anyone around the world that can help us get a refund.
    Even though we paid cash, it was borrowed money that I am now paying interest on.

    Hello, we signed at Sunset Royal (Cancun) in Feb 2009 and have been trying to recover our deposit through Profeco. For the last few months, sunset has been pressuring to "cancel old contract, sell us fully-paid-up new contract" -but we just want our money back. Can you help us?

    I bought a timeshare with the Sunset Group for a studio at the Lagoon Golf and Spa in December 2009. I hadn't intended to do such a thing on my vacation and after I'd returned home, I wondered if I'd gone mad. The sale was ludicrous so I think I must have been drugged. I was drinking water only at the presentation but seemed euphoric. I paid $7000.00 Canadian as a down payment on a 10 year membership with many limitations and many extra costs I hadn't expected. I have to pay it off before I can re-sell it but if I go ahead and continue the payments (if I am able to as I am disabled and elderly without much of an income), I don't know if I'll be able to re-sell it or get a good price. I could then lose over $20,000.00. If I close my credit card down before the monthly payments begin (after this week-end), I'll lose my down payment and my credit rating. Neither are appealing. I wish I'd found this website earlier. The problem is that I can't trust this company because of the sale itself and all the new costs that have come up. I am sleepless and always thinking of this timeshare instead of all the other things that I need to address. Now, I read about the frauds with this company and I am sick.

    I just purchased a small pkg from Sunset group on Friday 2/26/2010 there were a lot of promises on paper and verbal, it sounded good so I agreed. Then when the final contract came out for signature I noticed that one main sales point was not listed.  When I inquired about it the lady told me that it was there and pointed to one of the clauses awaiting my initials. I read it and mentioned that it was not expressed the same as it was on the original papers during negotiating.  She took out some papers that I had already gone over with her and said that it was all explained between these two places and then she took out the original paper (ones used during negotiating) and said see this one will also stay here with these papers all in your file with us.  I went back to my room and didn't feel right about it, but was too exhausted, after spending 5 hours with them, to go over at that point.  The next day I went on my partially paid for excursion.  Then on Sunday I just had a know in my gut and took out the contract and read it over several times to confirm what it said. So Bright and early on Monday morning I headed over to Sunset Royal where the sales office was pretty much closed.  I told them that I wanted to terminate my contract and would accept even a partial refund of deposit. This would start another 4 hour trek of reassurances and promises.  By the time I was finished I was in a lesser contract with the same deposit, but with credit card slips printed out for the rest of the agreed amount.  I got home a midnight last night and hit the computer for information on this company and found this website, where all of you are having horrific problems with them. Ok I, at this point don't care about the deposit I just don't want to go through with the rest of it.  I will change my credit card as well and file with Visa, but is there anything else we can do???

This exclusive, one time offer was total satisfaction quaranteed, jammed down our throats - 6 hours later,sign here. We've never been back, never used their services and it seems we own nothing, but a right to reserve a vacation at an inflated price. Every couple years, they contact me to 'forgive' me for not paying yearly membership renewal and to 'offer' me another great deal if I pay such and such.
